Cancel the tenant prior to the rental , without naming a new tenant who enters into the contract on the same terms , are as compensation the following \u00a0 prorated rent (excluding cleaning) is payable , provided that the other rental is not possible:<\/p>\n
Notice (as evidenced by the date of receipt of the written notice of cancellation by the owner )
\nto 42 days before arrival: 25 % of rental
\nto 28 days before arrival: 60 % of rental
\nfrom 27 days before arrival : 90 % of rental<\/p>\n

The conclusion of a trip cancellation insurance is recommended .<\/p>\n

The landlord can terminate the contract without notice if the tenant agreed in the lease payment does not pay on time. In this case, the landlord of the tenant may demand the outstanding rent ( to the same conditions as described under point 3 )<\/p>\n

The property , including the furniture and the other located in it \u00a0 objects \u00a0 \u00a0 are to be treated with care . The tenant has to stop him accompanying and \/ or visiting people to solicitude . The tenant and companion agrees to abide by the law common house rules. Smoking is only allowed on the balcony with closed balcony doors. Pets are not allowed .

Consumer – related utilities, electricity, water , heating are included in the rental price . Each additional person is charged for bed linen , towels and utilities per day , an amount of \u20ac 12.00 .<\/p>\n

After the end of the rental period the tenant has vacated the property , to be swept clean and in good working order and to hand over the keys again . The cleaning of crockery and cutlery is the responsibility of the tenant and not part of the final cleaning . The waste should be disposed of by the guest before departure according to the sorting rules in the appropriate containers . (See carport ) . The tenant is any damage or shortages on the day of departure .<\/p>\n
<\/p>\n
Additional agreements, changes and additions to the contract , as well as any relevant statements in writing . If any provision of this agreement be invalid or unenforceable or become invalid or unenforceable after the contract , so the validity of the remaining provisions shall not be affected .<\/p>\n

In the event that this agreement is concluded with a person who is not domiciled in the Federal Republic of Germany :
